The most important thing to consider is that we are situated in the middle of Victoria's least commercialized coastal area, you are going to see the "old" Victoria, the way a country region is before it is flooded with commercialization and tourism developments.

You can't walk out of our gate and into a shopping centre, we're 7 klm from the nearest shop, 27 klm from the nearest town, there are maybe 10 or 15 houses within a 9 klm radius of our place.

I'd say that 70% of tourists go no further than the end of the Great Ocean Road, about another 20% get as far as Port Fairy. And just a small fraction of tourist make it as far as our place, so the region retains it's old style rural charm, it's solitude and peace & quite.

You'd come to Codrington Gardens because;

• you want to see an un-spoilt, un-commercialized region
• you want to do out doors types of things, like fishing, walking, site seeing, nature walks

• you want air-conditioning and central heating and a spa pool
• you want to go to Disney Land or a Theme Park
• you want flashing lights and poker machines
• you want to eat franchise fast food every night
• you like night-clubbing all night
• you want to go "Mall" shopping
